Deer Creek Ranch

1.  A rock surface road maintained year-round by Moffat County  accesses the ranch. 

2.  Electricity is on the property.  The transformer is located in the camp area about 200 yards inside the ranch from the front gate.  The electric box has 16 outlets with up to 25 amps per outlet, which works well for multiple RV’s at the hunting camp site. 

3.  There is a locked double steel gate at the property entrance.  This gate and about 250’ of entrance road is also used by the property owner to the west. 

4.  The road is rocked from the property entrance to about 200 yards south into the 50 acre pasture.  A rock pad has been graded in at the end of the rocked road.  The rocked pad is currently used as a hunting camp site for RV's and trailers.   

5.   There is a bridge across Deer Creek.  The bridge is about 250’ inside the ranch from the front gate.  According to the bridge builder, the bridge will handle a fully loaded concrete truck.  See photo below. 

6.  The spring/well near the rocked pad camp site is about 10’deep.  In the summer and autumn the water is about 5’ below the surface.  An electric above-ground water pump is used to pump water to the camp site.  There is a frost-free water hydrant at the camp site. 

7.  The perimeter of the 520 acres is about 4.5 miles long.  About 3.75 miles of the perimeter is fenced with wood or metal posts and barbed wire.  At this point in time neither of the property owners  graze livestock, so there is no need for a fence.  The 0.75 mile of unfenced property line can be fenced if either property owner wants to install a fence. 

8.  There are 8 elevated and enclosed hunting blinds and 1 ground level blind on the 520 acres, placed in strategic locations on the ranch.  See photo below.

9.  There is a dirt road system around the perimeter of the ranch and to each hunting blind.  See Topographical Maps.
