There are several ways that this ranch can be considered as a good long term investment.
Good quality ranch land in Colorado has continued to appreciate in value over the years. Properties more likely to appreciate in value include those that have a good location; good access; good water; electricity; good homesite, recreational and income producing characteristics.
Good Location: Deer Creek Ranch is located about a 35 minute drive from Craig, the commercial hub of northwest Colorado. It is located about an hour drive from the Hayden/Steamboat (HDN) jet airport, which has scheduled service from United, Delta and other airlines. The Steamboat Springs ski resort area is about a 1.5 hour drive from the ranch and has a variety of high-end recreational activities. The ranch is also centrally located near hundreds of thousands of acres of national forest and BLM land, which provide many outdoor recreation activities.
Good Access: The ranch is serviced by Moffat County Rd. 43, which is maintained year-round by the county.
Good Water: The ranch is in a good water area as evidenced by 5 year-round spring fed ponds, 1 spring, 1 spring/well and the year-round Deer Creek running thru the north end of the ranch.
Electricity: Electricity is on the ranch as supplied by Yampa Electric.
Homesites: The ranch has a number favorable homesite, ranch, lodge or cabin locations. Good homesite locations are available that are convenient to the county road or are completely hidden and private. Homesite locations are available that are on top of ridges, affording miles of 360 degree views or down in the valley flats affording views plus lots of room for buildings, barns, corrrals, etc.
Hunting Lodge: The ranch is an ideal location for a gentlemen's hunting lodge. With four months of big game hunting seasons, year-round access and the ability to drive to the enclosed hunting blinds, the ranch is ideal for hunters that don't want to "rough it."
Recreation: Big game hunting is the most popular activity in the area from September thru November. The gentle topography of the ranch also lends itself well to hiking, mountain biking, horse riding, motorcycling, ATV riding, snowmobiling and cross county skiing.
Income Potential: For the past many years the ranch has had hunting income from clients and outfitters. The ranch has also been leased out for livestock grazing. Other possible uses include using the ranch for RV camping, hiking, mountain biking, motorcycling and winter sports. In 2009 the ranch had 30 paying elk hunters.
Parcel Splits: According to the most recent information available from Moffat County, larger properties can be split into 35 acre or larger parcels with no public agency approvals, requirements or process. That means that the 325 acres could be split into as many as 8 separate legal parcels with no public process.
